5 tastefully designed executive condominium units that are still new – Property Blog Singapore


For those unaware, Executive Condominiums are a form of hybrid housing, a mix of private condo and public housing. It was first introduced in 1996 and CEs are considered HDB properties for the first 10 years but are fully privatized thereafter. This means that rules regarding HDB properties, such as minimum occupancy period (MOP), only apply for the first decade.

So for those looking for the condo lifestyle, but are constrained by your budget, ECs are a very obvious choice. This week, an overview of 5 ECs that caught our attention by their size or their interior design:

lake life


Address: 2 Tao Ching Road 618721

why i like it

For starters, Lake Life is not one of those executive condominiums located near an MRT station. The closest will be the Lakeside MRT station, but that’s some distance away – definitely not what I would call walkable. Even the next line in the Jurong area wouldn’t help much, as the Enterprise MRT station will still not be within walking distance.

That said, it does have a few positives in its favor. For one, Jurong High School is right next door and Taman Jurong Shopping Center and Food Center are nearby. The biggest appeal of the location would probably be for nature lovers as you have direct access to Jurong Lake as well as the Chinese and Japanese Garden which is currently under construction.

This unit is a fairly spacious 5-bedroom 1,604 square foot unit. The layout is a little unusual in that the kitchen is recessed at the far end, with the 5 bedrooms at the other end (4 bedrooms in a row). The unit is done up in a somewhat modern oriental style, and it is still fairly new having been cleaned in December 2021.

why i like it

Although ECs are known for their affordability, they are usually located in less privileged plots of land, and therefore usually not as close to the MRT station. Of course, there are a few that buck this trend, and The Rainforest EC is one of them. It is about 6-7 minutes walk from MRT Choa Chu Kang station and Lot One shopping mall. Although it’s definitely not on the same scale as JEM, Westgate and the like, you can get all your grocery and food needs here (Jurong East is only 3 stops away anyway).

This is a very large 3-bedroom, 2-bathroom penthouse with an area of ​​1,819 square feet. I love the high ceiling in the living room and dining room, the tall windows adding lots of light to the space. The balcony has a beautiful spiral staircase that takes you to the open roof terrace. You would probably need to spend a little to fit out the space, but I like that you don’t have the usual staircase as it takes up valuable interior space.

why i like it

Bellewoods is another such executive condominium that is not the closest to an MRT station. The nearest currently is Admiralty MRT station, about a 12 minute walk away, although you also have the next Woodlands South MRT station on the Thomson East Coast line – which will still be some distance away.

For now, the benefits are really more of the unit itself. It measures 1,582 square feet, which is very decent for a 3-bedroom unit. This is the top floor, although it is not a penthouse with a roof terrace, you have a very high ceiling of 4.9m in the living room and dining room. The master bedroom also benefits from a high ceiling, which is always a more luxurious touch. There’s room for a combination wet/dry kitchen and a small study area, so it’s ideal for today’s work from home.

sea ​​horizon

why i like it

Sea Horizon (as the name suggests) is quite close to Pasir Ris Park and the beach itself. It’s also right next to the Pasir Ris Park Connector and close to downtown east, where you have a myriad of family-friendly activities – wet water park as well as food options and grocery stores like Don Don Doki. That said, access to the MRT isn’t currently too great, with Pasir Ris MRT station about a 15-minute walk away.

The unit itself is quite sizable at 1,335 square feet for a 3-bedroom unit, which is certainly better than most new launches today. It’s still fairly new, having only been completed in 2017. It’s also well-appointed, with a dual-access kitchen and a dumbbell layout that’s still better from a privacy and flexibility perspective.

The Valleys

why i like it

As far as the CEs are concerned, The Vales is considered reasonably close to an MRT station, with the Sengkang MRT station some distance away. You also have Compass One shopping mall here and Sengkang General Hospital just opposite the development – which can be a plus or minus depending on which camp you are on. Note that the next OLA EC is right next door, so you will definitely have some construction noise to deal with in the short term.

The unit itself isn’t the largest, with 915 square feet of space for 3 bedrooms and 2 bathrooms. It is well appointed, very modern with an open concept kitchen.
