Camrost Felcorp offers condominium at 91 Raglan

A 26-story residential building project on Raglan Avenue could bring 224 units to the Humewood-Cedarvale neighborhood. In August, Goldberg Group filed a rezoning application on behalf of Camrost Felcorp Inc. with the City of Toronto regarding an assembly of the properties at 91, 93, 95, 97, 99 and 101 Raglan Avenue. High-rise buildings of different heights currently coexist with low and medium-rise building typologies throughout the surrounding area. Numerous rearrangements of varying size and function have been made over the decades, 91 Raglan being the most recent change proposal.

The site is located on the east side of Raglan Avenue, northwest of the intersection of St Clair Avenue West and Bathurst Street. It is a crossing lot that faces Raglan Avenue to the west and a rear public road to the east. To the north of the site is a 6-storey residential building. Immediately to the south there are three low rise buildings, then at 63 to 83 Raglan the first phase of the same Camrost-Felcorp project has been proposed. The proposed 91 Raglan Development site currently houses six semi-detached homes with parking spaces in their backyards. Three are currently occupied, while the other three are vacant.

The 26-story condominium project designed by Onespace Unlimited has a gross area of ​​18,381 m² and an ISF of 12.8. Its proposed 6-story podium allows the transition to the adjacent 6-story apartment building to the north and the adjacent low-rise housing to the south. The building would have interior and exterior amenity spaces, totaling 5,597 sq. Ft., While a green roof is proposed for the roof and mechanical penthouse levels.

The proposal contains 224 residential units in a mix of 66 one bedroom (30%), 47 two bedroom (21%) and 15 three bedroom (7%). The City of Toronto normally seeks at least 10% of units to be three bedroom developments.

Vehicle access to the site is offered via Raglan Avenue. A 6m driveway is proposed adjacent to the southern boundary of the site extending from Raglan Avenue to the private driveway. The proposal includes five levels of underground parking with a total of 109 parking spaces, including 96 spaces for residents and 13 spaces for visitors. 256 bicycle spaces are also planned.

The site is within walking distance of public transportation options, including St Clair streetcars and Bathurst buses. St Clair West tube station on the University line is a bit longer on foot.
